Zillow Rental Manager is a free tool suite from Zillow that lets independent landlords list rentals across Zillow, Trulia, and HotPads, screen tenants, sign leases, and collect rent online. Last reviewed August 2026.

What Zillow Rental Manager costs

Since May 2022, all listings posted directly to Zillow Rental Manager are free to publish, and the earlier $9.99-per-week-per-listing fee structure no longer applies. Landlords can optionally upgrade any listing to premium for a one-time flat fee of $39.99, which boosts search placement for up to 90 days and adds a tracking phone number, performance insights, and priority support. Premium is not a subscription, listings do not auto-renew, and Zillow does not refund early deactivation. Tenant screening, lease signing, and rent collection tools are free for landlords.

The entire landlord-facing product is free: listings, tenant screening, lease tools, and online rent collection cost the landlord nothing. Zillow monetizes through the $39.99 premium listing upgrade, the $35 application fee renters pay for screening, and card/debit processing fees charged to tenants on rent payments.

Renters pay $35 to apply, which covers third-party screening and lets them apply to unlimited participating Zillow properties for 30 days. For rent payments, ACH is free, credit cards carry a 2.95% fee, and debit payments carry a $9.95 convenience fee on rent charges such as monthly rent, deposits, and pro-rated months ($4.95 for other rental charges).

Application and tenant screening (background check and credit report via third-party services) is free for landlords; the renter pays the $35 fee, reusable at participating properties for 30 days.
