Hemlane Review (2026): Pricing, Fees, and Who It's Really For

Hemlane is a property management platform for remote and hands-off landlords that combines self-management software with optional human services like repair coordination, leasing agents, and tenant placement. Last reviewed August 2026.

Full disclosure: we build Vantric, which competes with Hemlane — judge our take accordingly. Every price below comes from Hemlane's own published pricing (verified 2026-08-28), and where Hemlane is the better choice, we say so.

What Hemlane costs

Hemlane has four tiers: a free Starter plan, then three paid plans that each add a $28/month platform fee on top of per-unit pricing. Basic is $2/unit/month ($30/month minimum), Essential is $20/unit/month ($48/month minimum) and adds 24/7 repair coordination, and Complete is $58/unit/month ($86/month minimum) and adds a property management assistant plus access to local leasing and repair networks. All paid plans have a 14-day trial, and annual billing saves up to 20%. Add-on services include tenant placement starting at $695, inspections from $300, and Eviction Shield from $4.95/month.

The Starter plan is free forever with no credit card, covering rental advertising to Zillow and Apartments.com, tenant screening, applicant tracking, and full rental accounting with bank sync. The free plan excludes online rent collection, lease tracking, e-sign, document storage, and tenant messaging — those require the Basic plan at $30/month minimum ($2/unit plus the $28 platform fee).

What tenants pay

ACH (bank-to-bank) rent payments carry no fee on all paid plans. Debit and credit card payments cost 3% of the transaction. Tenant screening is $40, paid by the tenant.

Tenant screening — credit score and report, nationwide criminal and eviction search, and income verification — costs $40 total and is paid by the tenant. Screening is included on every plan, including the free Starter tier.

What Hemlane does well

  • Unique hybrid model: it is one of the few platforms for small landlords that pairs software with real-world services such as 24/7 repair coordination, local leasing agents, and tenant placement.
  • Well suited to remote landlords, since the Essential and Complete tiers hand off maintenance calls and tenant communication to Hemlane's team and vetted local professionals.
  • Free ACH rent payments and a genuinely free Starter tier that includes listing syndication, tenant screening, and rental accounting with bank sync.
  • State-specific leases, amendments, and notices with e-signature are built into the Essential and Complete plans.
  • Unlimited photo and document storage and unlimited users on paid plans.

Where Hemlane falls short

  • The $28/month platform fee makes even a single unit cost $30/month minimum on Basic, which is expensive per-door for very small portfolios compared with flat-rate tools.
  • The service tiers scale steeply: Complete runs $58 per unit per month, so full-service pricing approaches traditional property management costs as the portfolio grows.
  • Users commonly report slow support turnaround — post-setup questions go through tickets with roughly 24-hour responses and no weekend phone support.
  • Reviewers report that accounting and reporting get tricky when some tenants pay through Hemlane and others pay offline, and that reporting depth could be improved.

Who should pick Hemlane

Landlords who live far from their rentals or want to be hands-off without hiring a full property manager — the repair coordination and local agent network fill exactly that gap. It also fits owners who want software plus an on-call human layer they can dial up or down per property.

Who should look elsewhere: Budget-focused landlords with one or two local units, since the $28 platform fee makes the per-door cost high, and anyone who mainly wants bookkeeping and tax reports rather than management services. Short-term rental hosts are out of scope — Hemlane is built for long-term rentals.

Hemlane is genuinely differentiated: it pairs software with local leasing agents and 24/7 maintenance coordination, which no pure software product — ours included — can replicate. You pay for it: a /month base fee plus per-unit pricing makes one or two doors expensive. If you're a remote landlord who needs boots on the ground, Hemlane earns its price. If you self-manage nearby properties, you're paying for services you don't need — Vantric's flat $19–$39 covers the software job without the service layer.

Frequently asked questions

Is Hemlane free?

Hemlane has a free Starter plan with no credit card required. It covers rental advertising to top listing sites, applicant tracking, tenant screening, and rental accounting with bank sync. Online rent collection, leases, e-sign, and tenant messaging require the paid Basic plan, which starts at $30/month.

How much does Hemlane cost?

Paid plans add a $28/month platform fee to per-unit pricing: Basic is $2/unit ($30/month minimum), Essential is $20/unit ($48/month minimum), and Complete is $58/unit ($86/month minimum). Annual billing saves up to 20%, and every paid plan has a 14-day trial. Add-on services like tenant placement (from $695) and Eviction Shield (from $4.95/month) cost extra.

What fees do tenants pay with Hemlane?

Tenants pay nothing to pay rent by ACH bank transfer — Hemlane charges $0 ACH fees on all paid plans. Paying by debit or credit card costs 3% of the transaction. Tenant screening costs $40 total and is paid by the tenant.

Does Hemlane actually manage your property for you?

Partially — Hemlane states it is not a property management firm, but its Essential plan adds 24/7 repair coordination and its Complete plan adds a property management assistant who handles tenant communications, plus access to vetted local repair and leasing networks. You remain the decision-maker; Hemlane connects you to independent licensed professionals rather than taking over ownership decisions.
